Vertical: Technology (NCR Atleos Account)

Senior Program Manager - Project & Development Services – Americas

Summary: Join JLL’s Project & Development Services team as a Senior Program Manager, providing program-level oversight of our client’s real estate portfolio across the Americas region. In this pivotal role, you’ll act as a trusted advisor and regional point of contact for the account’s Americas stakeholders, monitoring and directing a portfolio of concurrent projects across multiple countries that are delivered day-to-day by in-country variable PM/CM resource and working closely with regional and global JLL leadership to drive efficiency, consistency, and cost savings across the portfolio. You will assume a lead role in program strategy and execution, own financial management, risk and vendor performance across the program, and lead, mentor and develop the project managers who deliver it. Technology-enabled delivery is central to this role, with JLL’s project management and AI-driven platforms – including Ingenious.Build and JLL Azara – underpinning how consistent, data-led standards are maintained across the account.

What this job involves:

·       Providing program-level oversight and governance for a portfolio of concurrent projects across multiple countries throughout North, Central and South America, delivered day-to-day by in-country variable PM/CM resource.

·       Assuming a lead role in developing and executing portfolio strategies, standardized processes, and reporting tools across programs, including capital plan creation and management

·       Championing the adoption of JLL’s technology stack – including Ingenious.Build and AI-driven platforms such as JLL Azara – and working closely with the account’s PMO and Center of Excellence (CoE) to drive consistent global standards

·       Acting as trusted advisor to the client, managing relationships and cross-functional partnerships, and leading conflict resolutions

·       Overseeing portfolio performance, risk management, and delivery across the full real estate lifecycle – from site selection and design through pre-construction, construction, fit-out and closeout, including programming, entitlements, permitting, bidding, and consultant, contractor and vendor selection

·       Leading, supervising, training, mentoring and evaluating project managers at various levels across a national and multi-country platform while contributing to business growth and development efforts.

·       Managing performance of contracted vendors and consultants, and identifying and addressing areas of potential liability and risk (e.g., fee, JLL/NCR Atleos reputation, errors and omissions) across the program

What your day-to-day looks like:

·       Directing and coordinating in-country PM/CM delivery teams across multiple countries and time zones, ensuring consistent standards and escalating issues requiring regional or client-level resolution

·       Overseeing consolidated reporting on schedules, budgets, forecasts, cash flow, risks, and opportunities across the portfolio, and communicating analyzed data to the client and project teams to achieve project goals

·       Reviewing procurement and financial activity conducted by in-country teams, including RFP/RFQ development, bid evaluation, contract facilitation, budgets (including hard and soft costs), monthly forecasts, cash flow analysis, anticipated cost reports and construction cost/benefit analysis, as required by the client.

·       Overseeing delivery of project management fundamentals across the portfolio, including budgeting, scheduling, submittals and change orders

·       Managing vendor and project team performance to ensure compliance with contractual requirements, all regulating entities and client expectations

·       Leveraging JLL Azara and other AI-enabled reporting tools to surface real-time portfolio insights and support data-led decision-making across the account

·       Monitoring compliance with applicable health, safety and regulatory requirements, and ensuring in-country teams maintain accurate project documentation and reporting systems (e.g., Ingenious.Build, Microsoft Teams, SharePoint)

·       Communicating with executive-level and client stakeholders, and developing and cultivating relationships with existing and prospective clients, and identifying opportunities to expand services

·       Providing occasional support to wider JLL and NCR Atleos requirements across other global regions (e.g., EMEA and APAC), as needed

·       Collaborating with all service lines on account in the delivery of services to include Integrated Facilities Management, Transactions Management, Occupancy Planning, Lease Administration, Center of Excellence and Finance.

Required qualifications:

·       Bachelor's degree in architecture, construction management, business management, finance, or related engineering field

·       7+ years of real estate, project management, or program management experience

·       PMP (Project Management Professional), LEED AP certification or equivalent project management credential preferred.

·       Proven experience providing program-level oversight and governance to a portfolio of concurrent projects delivered by in-country variable PM/CM resource across multiple countries throughout the Americas, rather than direct hands-on execution.

·       Comprehensive knowledge of the real estate development lifecycle, approval processes and regulations, including procurement and contract management, and strong working knowledge of accounting and financial reporting, budgeting and scheduling as they relate to corporate real estate.

·       Experience overseeing or directing delivery teams across multiple countries and time zones, for example across North America, Latin America, EMEA and APAC

·       Previous experience supervising, training, mentoring and evaluating several project managers at various levels, and leading individuals across a national platform to deliver superior client service

·       Proven ability to manage all aspects of construction projects, including budgeting, scheduling, submittals and change-orders, and to provide construction cost/benefit analysis

·       Strong working knowledge of architectural drawings and furniture and space planning concepts

·       Experience working with landlords, developers and institutional owners, and a solid understanding of capital plan creation and management

·       Working knowledge of local and international health, safety, and regulatory compliance requirements applicable to capital projects

·       Strong interpersonal, communication and organizational skills, with the ability to build relationships and earn trust, including with executive-level internal and external clients and external team members (e.g., architects, contractors and client representatives).

·       Proficiency in Microsoft Office suite (including MS Project) and data analysis; highly organized with strong analytical skills, and experience leading and running numerous projects simultaneously

·       Technology-literate and AI-driven, with the ability to adopt and champion JLL’s project management technology stack (e.g., Ingenious.Build) and AI-enabled platforms such as JLL Azara to drive data-led decision-making.

·       Experience working within or alongside a PMO and/or Center of Excellence (CoE) structure to help embed consistent global standards and continuous improvement.

Preferred qualifications:

·       Advanced degree in a relevant field

·       Project Management certifications

·       Experience within a regional corporate real estate portfolio

·       Experience directing and coordinating flexible, in-country variable PM/CM delivery resources across a multi-country portfolio throughout the Americas.

·       Knowledge of standard business and account practices, with familiarity in construction or project management technology platforms such as Ingenious.Build

·       Exposure to AI-enabled real estate or construction technology platforms (e.g., JLL Azara) and an interest in applying data-led insights to project delivery.
